Incorporating goals set during the pre-design stage, site features, related code restrictions, zoning and planning requirements and relationships between the spaces and the environment
Flushing out several options, narrowing in on the look, feel and texture, confirming how we are going to build the project, and developing a clear understanding of the project scope and a preliminary budget.
Creating documents and drawings that will be used for construction and submission to the city departments and regulatory agencies.
Submitting, coordinating and acquiring building and other related approvals for the construction of the project.
Finalizing the target construction budget and schedule, obtaining sub-contractor pricing, making final finish selections, ordering materials, and mobilizing to begin the work.
Now the fun part! Getting dirty and getting the project completed. Just like we planned, on budget, and on schedule. This is when all the details come to life.
